The following notice is published pursuant to Section 95A(3) of the Environment Protection and Biodiversity Conservation Act 1999 (EPBC Act).
Bowenville Development Pty Ltd is proposing a residential development in an area comprising 72.47 ha adjacent to the existing stages 1 – 5 of the Brooklyn Fields Estate residential development which extends into the suburb of Thurgoona, 5 km east of Albury, NSW (Lot 583 DP 1289690, formerly recognized as Lot 479 DP1284714). The development will include the subdivision of the action area to create residential allotments alongside the construction of new roads, utility services, and the establishment of public reserves and wetland basins. The proposed action has been determined to be a “controlled action” under the EPBC Act.
The controlling provisions under the EPBC Act is listed threatened species and communities (Sections 18 and 18A) and listed migratory species (sections 20 and 20A). The Commonwealth Department of Climate Change, Environment, Energy and Water advised that the project will be assessed through Preliminary Documentation.
The Preliminary Documentation for the proposed action will be on display in hard copy for 10 business days from 01 September 2026 at the following locations:
